Window replacement cost calculator.

Your openings measured, your bids side by side, the ENERGY STAR line written in.

WINDOWS / 003Sizes · sq ft · bids · U-factor · SHGC

No federal survey publishes a price per replacement window, so this calculator prices yours from the bids you already hold. List the openings by width and height, type two or three quotes, and each comes back per window and per square foot of opening, with the lines it omits and the U-factor and SHGC your ENERGY STAR zone requires.

Price a quote and choose it as the one you lean toward to place it among what US owners reported spending (AHS 2023).

The survey files windows and doors under one job type, so a patio door or an entry door replaced on its own sits in the same rows as a dozen windows. It records what the household remembered spending over the two years before the interview, with no count of windows and no size, and 31.4 percent of the 2,477 projects sampled nationally were done by the owners themselves, whose cost usually leaves out labor. Read the quartiles as a scale for a household budget; they cannot say what one window should cost.

ENERGY STAR Version 7.0: what a certified window must show

Table 1 and Table 5 of the Version 7.0 eligibility criteria for windows, in effect since 23 October 2023, read on 2026-10-13

Northern≤ 0.22≥ 0.17≤ 0.3 cfm/sq ft

South-Central≤ 0.28≤ 0.23≤ 0.3 cfm/sq ft
Southern≤ 0.32≤ 0.23≤ 0.3 cfm/sq ft

These are ENERGY STAR’s four zones, not the eight climate zones a building code uses; find yours on the ENERGY STAR zone search. The ratings are the ones certified by the National Fenestration Rating Council and printed on the NFRC label, and a model qualifies if it met the specification in force on its date of manufacture. Northern is the only zone that sets a minimum SHGC; the three others set a maximum. In the Northern zone a window above U-0.22 can still be certified through the specification’s equivalent performance table, which this page does not compute.

Ten windows, 114.1 square feet of opening

The worked list is the kind of house a “ten windows” question describes: three living room double-hungs at 35 1/2 by 59 1/2 inches, four bedroom double-hungs at 31 1/2 by 53 1/2, one kitchen slider at 47 1/2 by 35 1/2 and two bathroom awnings at 23 1/2 by 35 1/2. Width times height over 144 gives each opening in square feet: 14.67, 11.70, 11.71 and 5.79. Multiplied by the counts, the list holds 16,432.5 square inches, or 114.1 square feet, 11.4 per window on average.

Those two totals are the denominators. A quote divided by the windows it covers gives its price per window; divided by the 114.1 square feet it gives its price per square foot of opening. On this list every $1,000 between two bids is $100 a window and $8.76 a square foot.

Per window and per square foot answer different questions

A flat price per window charges the same for a 5.8-square-foot bathroom awning as for a 14.7-square-foot living room double-hung, 2.5 times its area. Two bids priced per window compare cleanly only when they cover the same openings; bids for different sets of windows compare better per square foot. The calculator shows both, and withholds the second when a quote covers fewer windows than the list, because the bid does not say which ones it leaves out.

When a quote gives a total and a price per window that do not multiply out, the total is used and the warning prints the gap. It can be a line the contractor folded in, or a window the unit price did not count.

Four lines that move a total without changing a window

Removal and haul-away of the old units, interior trim and finish, exterior trim or capping, and the permit each have a field on every quote, blank by default. When the bids differ on these lines, compare the all-in column; when they state the same lines, the windows column alone shows whose units cost more. The spread in the result panel is measured on the all-in price per window, from the lowest bid to the highest.

The federal credit stopped at the end of 2025

The IRS page on the Energy Efficient Home Improvement Credit, read on 13 October 2026 and last reviewed on 28 April 2026, says the credit can be claimed “for improvements made through December 31, 2025.” It was 30 percent of qualified expenses, at most $1,200 a year for this group of improvements, and exterior windows and skylights were capped at $600 in total and had to meet ENERGY STAR Most Efficient certification requirements. Labor for installing them never counted. A window installed in 2026 falls after the date the IRS gives, so the calculator takes no credit off any quote; a bid that promises a federal credit for this year’s work should name the provision in writing.

Window size: the list takes what you measured

The size you type is the size you price. Replacement units are ordered to the opening by each maker’s or installer’s own measuring method, and the guides found while writing this page were manufacturer and retailer pages, so none is reproduced here and the calculator applies no deduction and no rounding to a stock size. Ask each bid to state the unit size of every window and enter those sizes. Fresh units often change where a curtain rod sits, and the rod width and stock panel sizes follow from the new frame.

Where the numbers come from

The quartiles were computed from the Census public use file of the 2023 American Housing Survey, weighted, for owner-occupied homes. The zone criteria were read on 2026-10-13 in the Version 7.0 specification published by ENERGY STAR, and the credit status on the IRS page the same day. On 11 October 2026 the five pages ranking first for this search were read one by one: none mentions a U-factor, an SHGC, an NFRC rating or the federal credit, and the first is a UK guide priced in pounds. Rounding and unit rules are set out in how Calculiva calculates.

Replacement window questions, answered from your own list

What does it cost to replace 10 windows?

No public survey measures a ten-window job, so any single figure would come from somebody’s sales data. What is measured: owners in the 2023 American Housing Survey reported a median of $2,800 for a windows or doors project, with a quarter above $7,000, doors included and the number of windows unknown. For your ten, list them by size and enter each bid; the worked list of ten comes to 114.1 square feet of opening.

How much does it cost to replace every window in a house?

Count every opening, then price the count. One row per size and style keeps the list honest, and the total square feet let you hold a whole-house bid against one that quietly skipped the basement or the stairwell. A quote covering fewer windows than your list is flagged, and its price per square foot is withheld until the coverage matches.

How can I estimate the cost of replacing a window?

Collect bids against one written list, then normalize them. Give two or three contractors the same sizes and ask each to price removal, interior trim, exterior trim and the permit as separate lines. Type their figures here: every bid comes back per window and per square foot, and a line one contractor states while another skips it is flagged.

How much does it roughly cost to replace windows?

By region, the medians of what owners reported for a windows or doors project in the 2023 survey were $3,200 in the Northeast, $3,000 in the West and $2,300 in the Midwest and the South. “Roughly” is the honest word: each median spans anything from a single door to a whole house, and nationally nearly a third of the jobs were done by the owners.

How do I figure out what size replacement window I need?

Ask the installer or the maker for the unit size they will order, window by window, and have it written on the quote. Measuring methods belong to each manufacturer and Calculiva reproduces none of them, so this page applies no deduction: it prices the sizes you type. If two bids name different sizes for the same opening, settle that before comparing their prices.

How much does it cost to replace 25 windows?

Enter the 25 by size; each row takes up to 100 identical windows. At that scale small unit gaps compound: every $50 a window between two bids is $1,250 on the job. The household survey has no breakdown by number of windows, so your bids are the only price evidence, and its quartiles only say how such a total compares with what other owners spent.

How much to replace the windows in a 3-bedroom house?

Bedrooms do not count windows. A three-bedroom house can have eight openings or twenty, and a slider and a small awning each count as one window with very different areas. Walk the house with a tape, fill one row per size, and you have a count and a square footage that any bid can be measured against.

Can I compare window prices by size?

Yes, through the price per square foot of opening. Divide each all-in total by the square feet it covers and two bids for different sets of windows become comparable. It is a comparison, not a pricing rule: Calculiva holds no sourced data on how unit prices change with size, so it does not predict what a larger window will cost.

Does a full-frame replacement change the quote?

It changes which lines the quote has to carry. Ask each contractor whether the price takes the old frames out or sets new units inside them, and have removal, interior trim and exterior trim or capping priced as lines either way. Then compare the all-in column, not the window line, since the method decides where the money sits.

Is there a 2025 average for replacement windows?

Not from a federal survey. The latest American Housing Survey asked in 2023 about work done in the two years before the interview, so its windows and doors figures describe projects from 2021 to 2023. Calculiva does not age them with an index; a bid dated this year is the current price.

Does double glazing qualify for ENERGY STAR?

The number of panes is not the test; the NFRC rating is. In the North-Central zone a certified window needs a U-factor of 0.25 or less; in the Northern zone 0.22 or less with an SHGC of at least 0.17. Type the U-factor and SHGC each bid states and the calculator checks them against your zone.

Can I price a window replaced by a door here?

The quote comparison works, the ENERGY STAR check does not: swinging doors are certified under a separate table set by how much glass they carry, which this page does not apply. The survey quartiles do include such jobs, since the 2023 survey files windows and doors as one job type.

How do I enter a bay or bow window?

As one row, style bay or bow, with the overall width and height of the opening it fills. Make sure every bid names it as one unit: a bay counted as three windows on one quote and as one on another shifts the price per window of both, while the price per square foot stays comparable.

What this comparison does not price

  • No window, labor or installation price is published here. Every dollar figure in the comparison comes from your bids.
  • Areas are width times height as typed. No frame depth, trim or rough-opening allowance is added.
  • Two bids at the same price per window may not buy the same window: frame material, glass package, brand and warranty are not compared.
  • The ENERGY STAR check reads Table 1 only. The Northern equivalent performance path, door and skylight criteria and the Most Efficient tier are not computed.
  • Survey figures are self-reported, combine windows and doors, include do-it-yourself jobs that usually exclude labor, describe work from 2021 to 2023, and are top-coded on the public file.
  • The credit status is the IRS page as read on 2026-10-13. It is not tax advice.
